Brief About the Project
The project consists of the construction of a new four-story residential building with forty-six housing units and up to thirty-two off-street parking spaces. The project includes on-site bicycle storage, a variety of amenity areas including fitness, work from home offices/pods, and common lounges.

Project Scope
Their primary objective was to create a detailed MEP model for a Residential multifamily project. The project scope included:
- MEP Modeling: Develop a comprehensive 3D MEP model that accurately represents the mechanical, electrical, and plumbing systems of the facility.
- Clash Coordination: Identify and rectify clashes among various MEP components with Architectural and Structural disciplines to ensure smooth operations and minimal errors during construction.
- Generate Clash Report: Present clash reports and share with Design and construction team to collaborate together on the issues for smooth coordination process.
- Shop Drawings: Create detailed shop drawings LOD 400 that provide precise manufacturing instructions for MEP components, ensuring consistency and quality in the products manufactured.
Challenges Faced
Several significant challenges presented themselves during the course of the project:
- MEP Design Errors: There were plenty of missing informations like riser locations in some areas, varied water pipe sizes from the construction docuemnts set and the CAD design models. We were to make sure we communicate the right information needed and modeled accordingly.
- Structural Design Adjustments: MEP modeling was so complex that we needed structure to adjust accordingly but also need to make sure of maximum adjust structural team could go for. With this idea we have created and submitted clash reports with MEP clashes where structure needed to adjust.
- Clash Coordination: Ensuring that MEP components didn’t interfere with each other and operated seamlessly was a top priority to prevent costly field errors.
- Tight Deadlines: The project timeline was extremely tight, adding pressure to deliver accurate results promptly.
Our Strategic and Specific Approach
BIMPRO addressed these challenges with a comprehensive and systematic approach:
- Dedicated Team and Resources: We assembled a flexible and dedicated team of skilled BIM professionals with extensive experience in BIM coordination projects. Adequate resources were allocated to meet the project’s demands.
- Streamlined Process: We implemented a streamlined BIM process that incorporated the latest technologies and software tools like Revit, Navisworks for efficient modeling, coordination, and drawing creation.
- Effective Communication: Clear and regular communication channels were established with the client to ensure that project objectives and milestones were understood and met.
- Accurate Modeling and Coordination: Our team meticulously created a precise MEP model, focusing on coordination from the outset to minimize clashes. This approach allowed us to detect and rectify issues early in the coordination phase.
- Accurate Shop Drawings: We produced highly detailed shop drawings, aligning them with the MEP model to guarantee the accuracy of components.
- Modeling and Coordination Simultaneously: To minimize clashes further, we synchronized the modeling and coordination processes, allowing for immediate adjustments whenever a clash was detected. Attended virtual meetings whenever required to resolve the clashes.
- Generate Clash Reports: Every week we submitt a clash report to the project team to discuss the clashes with fire protections, architectural and structural discplines. These clash report had ideas and comments on how to resolve the clashes and how we can take help of design team for making necessary and informed desicions.
- Coordination Meetings: During coordination meetings, we brought issues with clash reports (in PDF) which require attentions from design team and field team, due to which we tremendoudly reduce ccordination efforts and time to resolve issues.
Client Testimonial - Let's hear what they say about BIMPRO!
